Connect to Airbnb

This article would help you if your plan is: Spark / Glow / Blaze

Step 1: Log into app.zeevou.com and go to the Listings Dashboard.

Step 2: Open your desired listing and click on Manage Channels in the top right corner.
Note: If you are using Safari, the new pop-up window might not open. Please follow the steps mentioned here.

Step 3: Click on Select Channel on the right, then select Airbnb. Finally, click the + button.

Step 4: If it is your first listing which is going to be mapped to the desired Airbnb account, then select Generate Client ID. Otherwise, you should select Mapped Client ID afterwards, select any of the mapped listings; it does not matter which one.

Step 5: Click on “Click to get connected with Airbnb.”

Step 6: You will be directed to an Airbnb login page.

Step 7: Use the main host (not co-host) credentials to log in if you are not already logged in.

Step 8: You will see a screen asking you to confirm the connection with STAAH. Scroll to the bottom, tick “I agree,” then click Allow.

Step 9: You will then be redirected to a confirmation page that includes a Host Token Number. Copy this number.

Step 10: Paste the Host Token Number in the appropriate field on the original mapping screen.

Step 11: Select all the rooms that you want to connect. Rooms are Unit Types, if you have multiple listings of the same unit type, you only need to map one of them and can unlist the others on Airbnb. Any existing future bookings from these additional listings need to be imported manually or via the Bulk Import Booking option in Zeevou.

Step 12: Choose your desired currency from the drop-down menu.

Step 13: Click Save.

Step 14: Under Action, click Map next to Airbnb.

Step 15: On the next page in front of your desired Unit Type, set the below values and click Next:

  • Select the number of people included in the prices that you have set in your rates in the Number of Pax field.

  • (Next to the "×" sign): Enter a multiplier to increase/decrease the rate by a percentage (e.g., to add 15%, change the value from 1 to 1.15).

  • (Next to the +/- sign): Enter a specific amount to Add or Minus a fixed extra charge above the base price.

  • From the Select Rateplan drop-down, choose the applicable rate. Click Next.

Note: Each Unit Type in Zeevou must be mapped separately.

Step 16: On the new pop-up, select Connect with existing Listing.

Step 17: Select the appropriate listing in the drop-down.

NOTE: If you cannot see your property in the list, click on the refresh button next to the dropdown.

Step 18: Select on Rates & Availability (the second option).

Step 19: Click Pull Listing from Airbnb

Step 20: On the Profile page, Click Next.

Note: You need to follow the rules and regulatory standards for an Airbnb listing to ensure successful mapping. Due to the selected type of connection in Step 18, content changes will not be populated on either Airbnb or Zeevou but will only be visible during the mapping setup.

Step 21: Listing Rooms:

  • Max Guest

  • Guest Included

  • Currency

  • Full Rate

  • Extra Guest

  • Security Deposit

  • Cleaning fee

  • Discount Type: Weekly Discount, Monthly or etc.

  • Fees: Linen, Management, Resort, etc…

Click Next.

Step 22: Availability and Booking Settings:

  • Minimum Nights

  • Maximum Nights

  • Minimum Lead Time

  • Maximum Notice

  • Preparation Time

  • Booking Rules

  • Non-Refundable Discount 

  • Permitted

And other settings.

NOTE: Do not close the browser while we establish the connection with Airbnb. Once submitted, you will get a message saying “Your listing has been updated successfully…”

Step 23: Click Finish.

Step 24: All your future bookings will be imported from Airbnb at time of connecting.

NOTE: If you want to get your guest’s email alias from Airbnb, you should fill out the attestation form on Airbnb.

Final Activation

Step 25: Click the black square with the Key symbol in the top right corner. In the pop-up window, click the > symbol next to Remove, and change the status from Inactive to Active.

Airbnb Promotions (Seasons)

  • Once you connect your Airbnb listing to Zeevou, the Airbnb Smart Pricing feature will no longer be available. Other pricing controls will also be disabled.

  • There is no option to pull in “Seasons and Rules” from Airbnb (if already set). You can set new Seasons to manage your promotions for Airbnb within Zeevou.

Step 1: Log into app.zeevou.com and go to the Listings Dashboard.

Step 2: Open your desired listing and click on Manage Channels in the top right corner.

Step 3: Click on the Key symbol in the row of Airbnb. On the pop-up screen that appears, click on Seasons.

Step 4: You will be directed to a new page called Airbnb Season Adjustment.

Step 5: Click on the blue + button in the top right to create a new Season (with one or several promotions as part of it).

Step 6: An Add/Edit Season pop-up will appear, where you can set the applicable rules for the promotions that you want to create.

Step 7: Under Season Name, enter a name for the Season.

Step 8:Choose a colour code to be able to identify the promotion more easily on the Airbnb calendar.

Step 9: Under Listing for season, select one or several listings to apply the Season to (by default, all listings are auto selected).

Step 10: Under Date range for season, select the applicable Date Range. If you want to add other Date Ranges to which you want the Season to apply, you can do so by clicking on the square with the + symbol on the right.

Step 11: You can set a promotion with a fixed amount or a percentage and mix the following rules to build your desired one. There are four Promotional rules available:

  • Seasonal Adjustment

  • Length of Stay Discount

  • Last Minute Discount

  • Early Bird Discount

Step 12: Set Availability with trip length or check-in or check-out days to optimise the promotion.

Step 13: Click on Save Changes.

Step 14: Once you click on Save changes, you will be shown a success message.

NOTE:

  • You can set up multiple rules for a season, for the selected date range(s).

  • The system will allow you to set up a new season and rules with dates overlapping with an existing season with the same rule already activated. When Airbnb receives the new promotion, it will automatically override overlapping dates with the newest promotion rule.

Example:

  • Season 1 = 01-30 April

  • Season 2 = 15 April – 15 May

  • From 01-14 April, Promotion 1 rules will continue to apply.

  • From 15 April – 15 May, Promotion 2 rules will override and apply.

NOTE: If multiple rules are set for a date-range inside a season, all discounts created will apply, for example:

  • Early Bird 5%

  • Min Stay 2 nights 5%

The dates selected by the guest on Airbnb qualify for both, so a 5% discount will be applied twice.

  • The delete button deletes the season and automatically removes the rule from Airbnb. Deleting will apply to all listings linked to that season.

You can double check the rules set for various seasons on the Airbnb extranet. You can view the rules on your calendar in Airbnb. Dates with an active season rule will be highlighted in the colour chosen in Zeevou while creating it. Rates displayed in the calendar will include promotional adjustments, early bird discounts, and last minute discounts. The guest will see the total discount on the main rate when searching on Airbnb.
