# 3.1.2 Enable Dynamic Pricing

Automatically adjust your nightly rates based on market demand, while keeping control over the minimum and maximum prices you are willing to charge.

You can manage your rates yourself using the **Rates & Availability Calendar**, without enabling dynamic pricing.

## How Does Dynamic Pricing Work?

Zeevou integrates with leading dynamic pricing platforms to automatically update your rates based on market demand, seasonality, local events, and competitor pricing. Choose from PriceLabs, Beyond Pricing, Wheelhouse, or Rategenie.

Dynamic pricing automatically adjusts your rates based on market demand, helping you **maximise revenue** while maintaining **competitive pricing**. Zeevou offers free integration with advanced platforms for comprehensive pricing strategies.

If you don’t want to have market-driven pricing, but wish to automate price changes through rules that you are fully in control of, or if you want to have more advanced controls to run alongside a third party pricing tool, you can use Zeevou’s Pricing Rules.

If you integrate a dynamic pricing tool to Zeevou, the base price from the pricing provider will feed to Zeevou alongside any restrictions (e.g. minimum stays). Pricing Rules applied in Zeevou would apply on top of these.

## Built-In Dynamic Pricing

## **Set Up Pricing Rules**

Pricing Rules help you automate your pricing strategy in Zeevou. They allow you to automatically adjust your nightly rates, minimum stay, maximum stay, and availability based on conditions you define. This ensures your pricing stays competitive without needing constant manual updates.

You can create rules based on seasonality, occupancy levels, booking window, day of the week, and more. By using Pricing Rules, you can increase revenue, protect occupancy, and maintain full control over your pricing strategy—while saving time and reducing errors.

### Manage Pricing Rules with the **Pricing Automation Module**

You can create and configure **Pricing Rules** regardless of your subscription. However, organizations without the **Pricing Automation** module can save rules as **Inactive**, while **Save & Activate** and **Activate Rule** remain locked. The View/Edit page also shows an **orange banner** when the rule has not been applied to a rate plan, prompting users to complete the setup.

To activate a Pricing Rule:

1.  Create and configure your **Pricing Rule**.
    
2.  Select **Save & Activate**. If the module is not enabled, select **Save as Inactive** instead.
    
3.  Apply the rule to at least one **Rate Plan**.
    
4.  Select the locked **Activate Rule** button to open the upgrade popup.
    
5.  Select the option to unlock the **Pricing Automation module** and follow the upgrade flow
    

Once the **Pricing Automation** **module** is enabled and the rule is applied to a rate plan, you can activate and manage the rule.

  
**Step 1: Create a Pricing Rule**

1.  Navigate to **Pricing > Pricing Rules.**
    
2.  Click **Create a Pricing Rule** in the top-right corner.

3.  Select your **Pricing Rule** type:
    

-   Change in Price
    
-   Change in Availability
    
-   Early Bird Bookings
    
-   Last Minute Bookings
    
-   Orphan Nights
    
-   Booking Window
    
-   Advanced Rule
    

4.  Click **Proceed.**
    

**Step 2: General Information**

On the General Info card, configure:

-   **Title:** Give your rule a descriptive name.
    
-   **Mode:** Choose One-time or Annual (repeats yearly).
    
-   **Time Period:** Set the Start Date and End Date when the rule applies.

**Step 3: Pricing Rule Types**

Select the type of rule that matches your pricing strategy:

**A: Change in Price**

Adjust pricing on specific days of the week.

-   Select **Days of the Week** when the rule applies.
    
-   Set **Price Adjustment** to increase or decrease by percentage.

**B: Change in Availability**

Control availability and booking restrictions for specific days.

-   Select **Days of the Week** you want to modify
    
-   Choose the actions to apply using these toggles:
    
    -   **Override Length of Stay:** Adjust minimum or maximum stay requirements.
        
    -   **Override Stop Sell:** Prevent or allow bookings on certain dates.
        
    -   **Override Stop Check-ins:** Prevent or allow check-ins on specific dates.
        
    -   **Override Stop Check-outs:** Prevent or allow check-outs on specific dates.

**Note:** If any toggles are not enabled, the Rate Plan settings will automatically apply for the corresponding options.

**C: Early Bird Bookings**

Reward guests who book in advance:

1.  Set the number of days/months before stay dates when the rule applies
    
2.  Select the actions you wish to apply:
    
    -   Override Price
        
    -   Override Length of Stay
        
    -   Override Stop Sell
        
    -   Override Stop Check-ins/Check-outs

**D: Last Minute Bookings**

Encourage last-minute bookings with special rates:

-   Set the number of days/hours before stay dates when this rule applies.
    
-   Configure the same actions as Early Bird Bookings.
    

**E: Orphan Nights**

Automatically adjust pricing for gaps between bookings that are shorter than your minimum stay requirement.

-   Select specific Days of the Week.
    
-   Configure Override Price, Length of Stay, Stop Sell, or Check-ins/Outs.
    

**F: Booking Window**

Set how far in advance this rule applies to future bookings by specifying the number of days or months.

**G: Advanced Rule**

Create custom rules with multiple conditions and actions:

**Conditions** **(toggle on as needed):**

-   **Days of the Week:** Apply rules only on selected days
    
-   **Occupancy Level:** Trigger actions when occupancy is above or below a certain percentage
    
-   **Lead Time:** Specify how far in advance the rule should apply
    
-   **Booking Gap:** Calculate the number of nights between two bookings
    
-   **Shoulder Nights:** Apply actions to nights before and/or after a unit becomes available

**Actions** **(at least one required):**

-   **Override Price:** Adjust by percentage or fixed amount. Option to set price limits (caps) to prevent prices from going too high or too low.
    
-   **Override Length of Stay:** Adjust minimum or maximum stay requirements.
    
-   **Override Stop Sell:** Prevent or allow bookings on certain dates.
    
-   **Override Stop Check-Ins/Outs:** Control check-in and check-out availability.

**Note:** You can turn all Condition toggles off in the Advanced **Pricing Rule**. This causes the **Pricing Rule** to apply the actions on all days of the selected date range.

**Step 4: Configure Allocation**

On the Allocation card:

**Booking Sources:**

-   By default, the rule applies to Channels, Direct Websites, and Manual Bookings.
    
-   Click **Modify Rate Plans** to change if needed.
    

**Rate Plans:**

-   **All Possible Rate Plans** – Applies to all existing and future rate plans.
    
-   **Specific Rate Plans** – Select individual rate plans.
    

Click **Save** to activate your pricing rule.

**Allocation Settings Explained**

When configuring allocation, you control where and how your pricing rules apply:

**Booking Source Options:**

-   Channels (OTA bookings)
    
-   Direct Websites and Manual Bookings
    

**Rate Plan Selection:**

-   **Specific Rate Plans**: Manually select particular rate plans.
    
-   **All Possible Rate Plans**: Applies the rule to all available rate plans.
    

Use the search bar to quickly find specific rate plans when making your selection.

**Price Limit (Cap)**

Price Limit (Cap) acts as a safety net to prevent prices from going too high or too low.

**How the Cap Works:**

-   **Increasing Prices:** If you set a cap for price increases, it becomes the maximum price per night, even if a Pricing Rule would normally raise it higher.
    
-   **Decreasing Prices:** The cap acts as a minimum price. Even if a Pricing Rule significantly lowers the price, the cap ensures it won't drop below the set minimum.
    

**Multiple Adjustments:** If multiple Pricing Rules are increasing or decreasing prices, the highest cap will serve as the overall limit.

## Managing Pricing Rules

**From the Pricing Rules Dashboard,** click the **three dots** under **Actions** to:

-   View/Edit the rule
    
-   Activate/Deactivate the rule
    
-   Archive the rule

**_Note_:** You cannot delete a created Pricing Rule. When a Pricing Rule is archived, it is deactivated.

**To view archived Pricing Rules:**

-   Click on the Pricing Rules arrow.
    
-   Select **Archived** **Pricing Rules.**
    
-   Click the three dots under Actions to Unarchive or View.

Use the **Filter icon** to apply filters and find specific rules.

### **Prioritise the Pricing Rules**

These guidelines discuss how to manage the overlapping pricing rules in a booking or channel management system and prioritize them as a solution.

-   One the **top-right** corner,Click **More**, then select **Rearrange Priorities**.

### **Overlapping Pricing Rules**

Two pricing rules are considered overlapping if all of the following conditions apply:

-   They apply to at least one common rate plan.
    
-   Both rules are active and not expired.
    
-   They are both applicable to the booking engine or to the channel manager.
    
-   Their date ranges have some overlap.
    
-   Their defined days of the week have some overlap.
    
-   They have common actions.
    

### Set Priority for Overlapping Pricing Rules

If there are any overlapping Pricing Rules due to the following actions in the system,

-   Editing the Pricing Rule,
    
-   Changing an Inactive Pricing Rule to Active,
    
-   Creating a new Pricing Rule,
    

A window will appear notifying you of a conflict, and you can set priorities through it. You can drag and drop to rearrange the order of Pricing Rules. Moreover, you can click on **More** and select **Rearrange Priorities** on the Pricing Rule Dashboard.

You can see the summary of the Rate Rule using the icon on the right side of each Pricing Rule. 

**Note 1: Priority can be set across more than one group for** Pricing **Rules**.

**Note 2:** When there is no overlap, you cannot see the rearrange option.

### Verifying Pricing Rule Application on a Unit

Pricing rules apply to rate plans, which are linked to unit types, not individual units. Therefore, when verifying rate rule application, you should have checked the name of the rate plan assigned to the unit type under which the unit was added. This ensures that the rate rule correctly applies based on the rate plan's configuration.

### Creating a Pricing Rule to Prohibit Weekend Changeovers

To prevent weekend changeovers, you'll need to set up two separate pricing rules with specific conditions:

Set the days of the week in the conditions section to Saturday and Sunday. Then, configure Shoulder Nights for each rule:

**First Rule – Stop Check-Outs**:

_Condition_: If the unit types become unavailable within **1 day after** the stay dates, **stop check-out**.

**Second Rule – Stop Check-Ins**:

_Condition_: If the types become unavailable within **1 day before** the stay dates, **stop check-in**.

Note that these pricing rules only work for single unit types.

This setup ensures that guests cannot check in or out on weekends.

### Creating a **Pricing** Rule to Automatically Block Check-In and Check-Out Days

If you want to prevent a guest from checking out on the same day another guest is checking in, you can set this up using **Pricing** **Rules**.  
Use a rule with the **“Shoulder Night”** condition and apply **Stop Sell** as the action. This will automatically block availability based on the parameters you define.

To set up a **Shoulder Night** in Pricing Rules:

1.  Go to **Pricing** > **Pricing** **Rules**.
    
2.  Click **Add** **Pricing** **Rule**.
    
3.  Select the **Shoulder Night condition**.
    
4.  Decide if you want to affect the night before check-in (pre-stay) or the night after check-out (post-stay).
    
5.  Choose the action, e.g., set Stop Sell to block bookings for that shoulder night.
    
6.  Assign the rule to your rates/units and Save.
    

### Prevent Last-minute Bookings

If you want to prevent a guest from being able to book on the same day, or a few days before arrival, create an **Advanced** **Pricing** **Rule**.

1.  Under Conditions select **Lead Time**, and select **If there is less than…** as appropriate

2.  Under Actions select **Override Stop Sell →** **Prevent Bookings.**

3.  Select the Rate Plans you want it to apply to and click save.

## Connect PriceLabs

**Step 1: Create or Access Your Account**

3.  Authorise the connection.
    
4.  Your Zeevou listings will appear on your PriceLabs dashboard.
    

**Step 4: Configure and Sync**

1.  Adjust your rates and customizations in PriceLabs.
    
2.  Turn on the **Sync toggle** in PriceLabs.
    
3.  Click **Sync Now** to sync immediately.
    

**Step 5: View Your Rates**

View Your Rates Navigate to the Rates & Availability Calendar in Zeevou to see your PriceLabs rates and minimum stays.

## Connect Beyond Pricing

Beyond Pricing offers automated pricing optimisation with a simple setup.

**Step 1: Sign Up**

Sign up at [Beyond Pricing](https://beyondpricing.com). **Do not** link Airbnb or HomeAway when prompted after sign-up.

**Step 2: Connect to Zeevou**

1.  Click [this link](https://v2.beyondpricing.com/accounts/connect/channel/zeevou_direct) to begin the connection.
    
2.  You'll be asked for your Zeevou username and password (skip this if already logged in).
    
3.  Click **Authorise access.**
    
4.  You'll be returned to Beyond Pricing with your integration complete.
    

Your Beyond Pricing rates will automatically sync to Zeevou.

**Step 3: View Your Rates**

Your Beyond Pricing rates will automatically sync to Zeevou and appear on your Rates & Availability Calendar.

## Connect Wheelhouse

Wheelhouse provides data-driven pricing recommendations with automated daily updates.

**Step 1: Access Integrations**

1.  Log in to your Zeevou account.
    
2.  Click the **gear icon** in the top-right corner.
    
3.  Select **Integrations.**
    
4.  Click **Wheelhouse** under the Dynamic Pricing tab.
    

**Step 2: Connect Your Account**

1.  Click **Connect to Wheelhouse** in the top-right corner
    
2.  Choose either:
    
    -   **Connect to an Existing Account**
        
    -   **Create a New Account**
        

**Step 3: Create New Account (If Selected)**

If creating a new account, enter:

-   First Name
    
-   Last Name
    
-   Email Address
    
-   Phone Number
    
-   Password
    

Click **Create Account** to complete the connection.

**Step 4: Manage Your Listings**

On the Wheelhouse dashboard, you can:

-   **Search** by Rate Plan, Unit Type, or Listing Name
    
-   **Filter** by Status
    
-   **Select** inactive rate plans and click the **three dots** to:
    
    -   Sync Now
        
    -   Activate
        
    -   Switch Plan
        
    -   View Change History

## Connect Rategenie

Rategenie offers flexible pricing strategies with granular control over rate adjustments.

**Step 1: Access Integrations**

-   **New users:** Sign up at [Rategenie](https://rategenie.io)
    
-   **Existing users:** Log in to your Rategenie account
    

Navigate to the **Integrations Page** (bottom left of your Rategenie dashboard).

**Step 2: Connect Zeevou**

1.  Click the **Connect** button in the Zeevou section.

2\. Click **Grant** to authorise the connection.

3.  Make sure you're already logged in to Zeevou in a separate tab.
    

**Step 3: View Your Listings**

1.  Click the **Listings** button to view your Zeevou properties.

2\. All listings are **inactive by default.**

Toggle **Status to ON** for each listing you want to use with Rategenie

**_Note_:** Listings won't appear in Rategenie or use dynamic rates until you enable them.

**Step 4: Enable Rate Syncing**

To allow Rategenie to push rates to Zeevou:

1.  **Account Level:** Turn on Account-level sync

2\. **Select Rate Plan:** Choose one rate plan per listing for Rategenie rates.

3\. **Channel Manager Sync:** Turn on channel manager sync in the Listings module.

4\. **Zeevou Sync:** Select Zeevou from the left menu and enable:

-   Listings sync
    
-   Account PMS sync

5.  **Rental Sync:** Turn on the toggle for rental sync in the rentals list view.

**Step 5: Generate Rates**

1.  Go to the **Rates Calendar** in Rategenie.
    
2.  Save your rate settings.
    
3.  Link a strategy to generate rates ([learn more about strategies](https://rategenie.io/help/strategies/rate-genie-strategies)).
    
4.  View generated rates in Rategenie's calendar.

**Step 6: Verify Sync**

1.  Check the **Last Sync column** in the listings module has been updated.

2.  Navigate to the **Rates & Availability Calendar** in Zeevou.

3\. Confirm Rategenie rates are being displayed correctly.
