When mapping your listings to Airbnb via a PMS, it’s important to review your Airbnb markup, following Airbnb’s updated service fee structure.
Previously, Airbnb used a split-fee model:
Hosts paid around 3%.
Guests paid a separate 14–16% service fee.
To offset the host fee, PMS platforms typically applied a small markup of around 3.06%.
Airbnb has now moved to a host-only fee model, charging a single 15.5% commission to hosts. The guest service fee is no longer charged separately.
Because Airbnb now deducts a higher fee from the host payout, the PMS markup must be updated to keep earnings the same:
Old markup: ~3.06%
New markup: ~18.34%
Although the markup value increases, the guest-facing total remains largely unchanged, as the new markup replaces both the old markup and Airbnb’s former guest fee.
